01 Arrival, departure & timing Check-in at 4 pm. Check-out by 11 am.

Check-in begins at 4:00 pm and check-out is by 11:00 am, local time. Early check-in and late check-out require our advance approval and depend on availability.

If we can accommodate an early arrival or late departure, a $25–$50 fee applies. Please ask first so we can confirm the timing and fee.

Unapproved late check-out fees
Departure timing Charge
30 minutes late $50
More than 2 hours late Our base nightly rate before discounts

An unexpected late departure can prevent us from having the home ready for the next guest. Please contact us as soon as your plans change.

02 A completely smoke-free property No tobacco, marijuana or vaping, indoors or outdoors.

No smoking of any kind is allowed anywhere on the property. This includes tobacco, marijuana and vaping, inside the home and in all outdoor areas of the property.

If you need to smoke, please leave the property and use the sidewalk area outside it.

Zero tolerance: Smoking inside the home or on the property will result in cancellation of your booking and a requirement to leave immediately, subject to applicable law.
03 Identity, reservations & overnight guests Verify your identity and keep your guest count current.
  • Identity verification. All guests must verify their identity through their booking platform or directly with the host. This includes a government-issued photo ID and contact information.
  • Additional overnight guests. Notify the host before more people stay overnight than the number included on your reservation. The home’s listed occupancy limit still applies.
  • Third-party bookings. The person making the reservation must be staying at the home unless the host and guests agree otherwise in advance. A booking made for someone else is a third-party booking.

Complete verification through your booking platform or directly with your host. This public page does not collect identity documents.

04 Quiet hours & consideration for neighbors Quiet hours are 9 pm–8 am. No loud music at any time.

Keep noise at dinner-conversation levels and do not play loud music at any time. Quiet hours are 9:00 pm to 8:00 am, local time.

Please be considerate in outdoor areas, at entrances and when coming and going. At homes with neighboring units, sound can travel between floors and through walls.

05 Visitors, gatherings & events Speak with us before planning an event.

Would you like to celebrate a birthday, host a wedding or arrange another gathering? Please speak with us first and obtain permission before hosting an event.

Guests who hold an event or party without permission are responsible for extra cleaning charges. If disruptions result in complaints, guests will be required to vacate immediately and the reservation will be canceled without a refund, subject to applicable law.

06 Bringing a pet Pets require an agreement with your host in advance.

Pets are not allowed unless the host and guests agree in advance. Please tell us your pet’s size and how it will be secured when unsupervised so we can discuss whether the home is a good fit.

Keep approved pets under control, clean up after them and protect the home’s furnishings. Yards, fencing and outdoor spaces vary by home; please check your listing rather than assuming there is a fenced yard.

Assistance animals are handled in accordance with applicable law and the policies of your booking platform.

07 Caring for the home Take out trash regularly and report damage promptly.
  • Trash. Take out the trash regularly and use the bins designated for your home.
  • Damage and spills. Please tell the host about any damage during your stay, including stained linens or spills and stains on upholstery. Early notice helps us address the issue.
  • Equipment and owner areas. Use appliances as instructed. Leave locked or clearly marked owner storage areas closed, and contact us if something is not working properly.
08 Parking, belongings & exterior security Lock up, follow parking signs and leave devices connected.
  • Parking. Follow your home’s parking instructions and observe all parking and street-sweeping signs. Guests are responsible for parking tickets and towing fees.
  • Personal belongings. Lock the home’s doors and your vehicles to protect your belongings. Check carefully before leaving; we are not responsible for lost valuables or items left after check-out, except where applicable law requires otherwise.
  • Exterior doorbell camera. A camera mounted outside the front door monitors who enters and exits the home for guest safety and consideration for neighbors. Review the property listing for its device disclosures.
  • Do not tamper with devices. Unplugging or tampering with security or connected-home devices may interrupt your access and may be grounds for ending your reservation without a refund, subject to applicable law.
Thoughtful hosting, practical care

Safety is part of
feeling at home.

A few minutes getting familiar with an unfamiliar home can make a real difference. If you notice a concern, tell us so we can help.

Breezeway safety training

Your host, Kevin Rathburn, completed Breezeway’s Short-Term Rental Safety Inspector course on October 10, 2026. This education helps inform our approach to guest safety and property care.

01

Get familiar on arrival.

Save the property address from your reservation. Find your exits, smoke and carbon monoxide alarms, and the location of the fire extinguisher and first-aid supplies. Ask your host if you cannot locate something.

02

Keep everyday safety simple.

Keep exits and walkways clear, supervise children, use handrails and follow posted equipment instructions. Never remove alarm batteries or cover or disable safety devices.

03

Speak up if something is wrong.

Stop using damaged or malfunctioning equipment. Report leaks, loose rails, alarm issues and other concerns promptly. For a leak, keep away from wet electrical equipment and ask your host about the water shutoff; only operate it if it is safe and you know how.

In an emergency, act first.

Do not wait for a reply from your host. Give responders the home’s exact address and unit.

Call 911

Fire, smoke or a CO alarm

Get everyone outside to fresh air immediately and call 911 from a safe location. Stay out until emergency responders say it is safe to return. Do not delay leaving to collect belongings.

Smell gas?

Leave the area immediately. Do not use switches, phones, flames or garage-door controls, and do not try to shut off the gas. Once safely away, call 911 and the gas utility. Alert your host after calling for help.

Severe weather

Keep local weather alerts enabled. During a tornado warning, take shelter in a basement or a small interior room on the lowest floor, away from windows. Protect your head and follow official emergency instructions.

At homes with these amenities

Enjoy the outdoors.
Use a little extra care.

Features vary by property. These tips apply only where the amenity is provided; always follow the instructions at your home.

Pool safety

  • No lifeguard is provided. Never swim alone.
  • Give children constant, active adult supervision. Choose an attentive adult water watcher; keep young children within arm’s reach.
  • No diving, running, rough play or glass around the pool. Avoid alcohol when swimming or supervising swimmers.
  • Keep pool gates closed and latched. Do not prop them open or tamper with alarms, drains, pool equipment or controls.
  • Leave the water when you hear thunder or see lightning. Shelter indoors and wait at least 30 minutes after the last thunder or lightning before returning outside.

Grill safety

  • Use the designated outdoor grilling area and follow the grill’s instructions. Never grill indoors, in a garage, on a porch or under a combustible overhang.
  • Keep the grill clear of buildings and anything that can burn. Our Americana charcoal-grill instructions specify at least 10 feet from buildings. If the setup does not meet the grill’s required clearance, do not use it; contact your host.
  • Keep children and pets away. Stay with the grill while it is in use and never move it while hot.
  • Never add lighter fluid to warm or hot coals. Do not add extra starter to instant-light charcoal.
  • For charcoal grills, allow ashes to cool for at least 48 hours and follow the home’s disposal instructions. Never put hot coals or ashes in a trash bin.

Fireplaces, fire pits and other equipment: Use only amenities listed for your home and only as instructed. Keep flammable items clear and never leave a flame unattended. If instructions are missing or something seems unsafe, stop and contact your host.

When it’s time to head home

A thoughtful
goodbye.

Follow the check-out message for your specific home. These small steps help us prepare for the next guest.

  • Leave by 11:00 am unless a later departure has been approved.
  • Check for personal belongings, chargers and valuables.
  • Place trash in the designated bins.
  • Tell your host about damage, spills or anything that needs attention.
  • Close and lock doors and windows, following your home’s departure instructions.
